This incorporates changes made following our first Design Review Panel meeting with SDNPA, the first stage of our Pre-Planning Application. It builds on our original (2014) Masterplan which is available from the link below.
This details how we would look to develop the North Street/Phoenix area of Lewes to meet our town’s needs for affordable housing, places to work and a development that’s worthy of Lewes and the South Downs National Park.
Key differences from the Santon/LDC plan include:
- Retention of the Phoenix Ironworks buildings – Rather than demolition, we retain the best of the heritage Phoenix Ironworks buildings to provide large-scale workspace for manufacturing, making, creative and social enterprise
- Additional affordable housing – Adjacent to the renovated ironworks, we have proposed 49 genuinely affordable homes and live-work units in addition to the 40% of ‘affordable’ homes required by policy
- A denser, more sustainable development – Rather than creating a suburban cul-de-sac of higher-priced housing, we recommend a denser, more innovatively built development that reflects the urban fabric of Lewes. This would enable the Phoenix Ironworks to be retained, and allow more of the 400+ homes on the site to be affordable to local people
